The location? One Hollywood Residences will be built at 1817 Taylor Street. This development is down the street from ArtsPark at Young Circle, a 10-acre area in downtown Hollywood.

What’s planned? The .9 acre of property will see 248 homes reaching 23 stories.

Amenities include a resort-style pool and spa with lounge chairs and cabanas, outdoor bar and barbecue with seating area, rooftop garden with 360-degrees observatory deck, a sauna and treatment room, fitness center with yoga studio, co-working spaces and business center, kids club and playground, outdoor plaza, multi-purpose clubroom and private event space with a dedicated kitchen.

It is a pet-friendly project.

What will the apartments cost?  Unit prices start in the low $400,000s. Preconstruction sales started in June 11. Homeowner association fees have not yet been calculated but expected to be $1 a square feet.

Condos range from 517 square feet to 1,425 square feet. The terraces range from 54 square feet to 406 square feet for “exceptional outdoor living.” Residences range from studios to three-bedroom units with a den, and include one to three bathrooms.

Residents buying during preconstruction sales are locking in a dollar amount and floor plan, but sales are not done until association fees are finalized, allowing buyers to back out.

What else is happening in downtown Hollywood? Alejandro Ensinck, managing director of Star Developers Group, the developer, said the team, which had independently built elsewhere in Florida and Georgia and abroad in Spain and Argentina, identified Hollywood as a “gem in South Florida. We did not hesitate to buy this land.”

The growth of Hollywood’s downtown has made the area enticing. Among the city’s slew of downtown projects also in the works:

The Monroe Residences is a five-story, 40-unit luxury condominium under construction on Monroe Street. The development will have four three-bedroom units, 16 two-bedroom units and 20 one-bedroom units. Amenities will include rooftop green space, access-controlled parking with 44 spaces, a pool, a gym and a barbecue and picnic area.

The Bread Building is a mixed-use development located on the southeast corner of Hollywood Boulevard and Young Circle at the site of the former Hollywood Bread Building, which served as the corporate headquarters for a company of the same name. The development includes 362 multi-family units and 17,000 square feet of retail space.

University Station will offer workforce and affordable housing, retail spaces, and a 635-space parking garage. Barry University’s College of Nursing and Health Services also will be located on the site.

Aesthetic Apartments is a five-story residential multi-family apartment building of 22 units and a parking garage.

Soleste Hollywood is an eight-story, mixed-use development with 324 units and 30,000 square feet of commercial space. The floor plans include studios and up to three-bedroom apartments.

What’s being replaced? The developer said the land was empty.

When will construction be finished? The project is in permitting and site plan approval. Construction will start in the first quarter of 2025 and is expected to be ready for residents at the end of 2027.

Will there be stores? There will be two retail spaces totaling 7,000 square feet that will front North Federal Highway on the ground floor of the project. Ensinck said he anticipates a bank occupying one of the sites, and a restaurant on the other, to cater to the new residents.

There are no named tenants yet. “We are working on that,” he said.

Who is gobbling up homes pre-construction so far: While county property experts have said that traditionally people from the Northeast are still a “top migration pattern,” Maria Elena Plasencia, who is director of sales for the project, said those kinds of buyers want “immediate gratification” and tend to purchase homes already built or close to completion. The ones buying multiple properties at a time for this Hollywood project are investors who could ultimately flip the units, she said, since “real estate is one of the best investments you can make in Florida.

“They see the potential in Hollywood, they see the growth and they’re banking on it.”

What’s Being Built There? Location? The 260-acre parcel is wedged between Lyons Road and State Road 7. Olympic Heights High School sits at the northeast corner of the property. Other neighborhoods, such as West Boca Estates and Boca Fontana, surround the site.

What’s planned? GL Homes’ third Lotus community will feature between 650 to 700 single-family homes, with prices starting at $1.4 million and rising to more than $2.5 million. Like some of GL Homes’ other residential communities, the high-end luxury homes will have a range of amenities as the developer ushers in its third contemporary-style community into West Boca. The official name has yet to be announced.

GL Homes has been trying to bring more modern architecture to the Boca Raton area, said Marcie DePlaza, the chief operating officer for the company.

“The architecture in Boca has historically been very Mediterranean,” she said. “The trend was kind of moving toward the modern and more contemporary.”

Amenities at Lotus Palm, also in West Boca, include a clubhouse, restaurant, pools, a fitness center, play zone for children, arcade, yoga garden and pickleball, so the amenities for the new Lotus community will be similar.

When will the project be completed? Pre-construction for the homes will begin during the first quarter of 2024, and home construction will then begin in late spring of 2024, DePlaza said.

GL Homes began clearing the site over the summer and are now working on the construction of infrastructure, like sewage and water.

“If you go there, it’s just a lot of dump trucks and machinery and not very exciting,” DePlaza said.

What is it replacing? GL Homes closed on the land in December of 2021. DePlaza said the property, which used to be farmland, was used to grow vegetables such as squash, tomatoes and peppers.

Seeing demand: West Boca already has two other Lotus communities, the first of which on Lyons Road and north of Clint Moore Road is sold out, and the second, Lotus Palm, located north of Glades Road at the end of Golf Course Road, is nearly sold out, DePlaza said.

Some of GL Homes’ other projects in Palm Beach County include:

  • Apex at Avenir in Palm Beach Gardens
  • Arden in Loxahatchee
  • Valencia Grand in Boynton Beach

Though GL Homes’ recent land-swap deal involving a huge project on the county’s Agricultural Reserve was rejected, the developer still has many homes in the works.

During a county zoning hearing on Jan. 27, 2022, commissioners approved the new Lotus community with a 5-1 vote. But some Boca Raton residents have reservations about the project, with some airing their frustrations out on social media.

“Traffic is going to be a nightmare, especially for the high school,” one user wrote on a Facebook thread about the project.

Nancy McLoughlin, who commented about how GL Homes is building “more overpriced cookie cutter homes,” said she has lived in Boca Raton for 30 years and understands the need for housing to combat the area’s growth, but she wishes the development was regulated more. She said she’s concerned the growth won’t slow down: “It’s going to turn into a Long Island, New York, if they don’t stop building.”

Some people support the upcoming community. “You see traffic, I see my house value increasing,” another user wrote. “Find the pros, not the cons!”

The community will have entries on Lyons Road and U.S. 441, which will ease traffic, DePlaza said.

GL Homes is responding to the trends of the Boca Raton market, she said.

“Buyers want luxury, and that’s what we are bringing them,” she said. “There’s no doubt that the demand in Boca has been for that type of community.”

Expected to be built at 3001 Alhambra St., a short distance from the Intracoastal Waterway, The 42 Hotel is a project of a New York development group that operates a boutique hotel bearing the same name in the Williamsburg section of Brooklyn. The group briefly appeared Tuesday morning before the Fort Lauderdale Development Review Committee.

In an interview, the developers say they believe Fort Lauderdale is a prime candidate for upscale hotels that cater to high-income leisure tourists. The 42 Hotel application on file with the city calls for 75 rooms, 47 parking spaces, and a top-floor amenity deck.

“We’re trying to give everything a luxury hotel gives, but in a smaller package,” said Harshad J. Patel, partner in The 42 Hotel with his brother, Nik Patel. “We’re staying in the W right now and you have to walk 10 to 15 minutes to get anywhere. We’ve compacted everything. We’re specializing in smaller hotels — even in New York. It’s just more personalizing. You feel like you’re not staying in a hotel for just a day or so. It’s more like where you’re at home away from home.”

The family business has developed hotels in the New York area for the last 25 years, focusing on boutique hotels in the last five, Nik Patel said.

The 42 Hotel location in Fort Lauderdale is west of the fairly new AC Hotel by Marriott Fort Lauderdale Beach, which stands to the west of the Casablanca restaurant on State Road A1A.

Among other things, an existing structure needs to be demolished for the 42 project to move forward. Fort Lauderdale land use attorney Stephanie Toothaker said the developers intend to schedule a meeting with residents of the Central Beach Alliance to discuss the project.

The site lies one block to the north of the Selene twin tower condo project, which is under construction.

Beau Williams, a principal with 42 Development Group, said that pending approvals,  the group hopes to start demolition of an existing structure within the next year and complete the project in 2026.

He said the firm is “taking cues from the community in terms of design” and following an industry trend toward smaller hotels.

“The tower offers an engaging combination of nautically and tropically inspired elements,” according to the developers’ application with the city. “The building mass is bisected by a fin-like element that terminates at the 15th level amenity deck rooftop, giving the project a distinctive character and place in Fort Lauderdale Beach’s skyline.”

The Fort Lauderale firm Adache Group Architects is the project designer.

“With a smaller hotel it will be more intimate,” Williams said. “This is a 75-room hotel. Everything will be high touch and very personalized. We want you to have zero worries staying at the hotel. That’s basically the angle.”

South Florida tourism is continuing its strong rebound from COVID-19, according to the region’s tourism development agencies, and construction of new hotels in the region has continued largely unabated.

Las Olas boutique eyes December opening

A group led by developers Charlie Ladd of Barron Real Estate and Steve Hudson of Hudson Capital Group are building a nine-story boutique hotel called The Whitfield at 800 Las Olas Blvd., at the northwest corner of the boulevard and Southeast 10th Terrace.

The developers are aiming to open the day before Christmas 2024, Ladd said through a spokeswoman.

The Whitfield is shooting for five-star status with first-floor shops, an intimate whiskey den on the first level below ground, and a second-floor restaurant with a terrace from which patrons can view Las Olas.

The project, which broke ground last year, will feature 140 rooms, a rooftop garden and dining spaces, pool deck and a fitness center and spa.

Location? 1050 N. Congress Ave. in West Palm Beach near the Palm Beach International Airport. Another location already exists in Riviera Beach at 7210 Haverhill Business Parkway.

What’s planned? The Hangar, a 12-acre luxury storage unit facility for big-ticket items ranging from cars and motorcycles to smaller pieces such as musical instruments and wine collections. Unlike most storage spaces, you can’t lease space here. You must buy it.

“It is a place to protect and savor your passion no matter the collection,” the group said in a statement.

The 68 customizable units coming to the new West Palm Beach location range in size from 1,591 to 4,502 square feet.

The concrete units also feature a Miami-Dade hurricane-rated garage door, a bathroom and air conditioning. In the same way that owners may place whatever they please inside the units, they can decorate it how they want, too. One owner in the original facility has guitars across the wall; others may set up furniture.

The Hangar is also building and adjacent facility, Airfield Park, with spaces available to lease or own for people working in specific industries, such as high-end car service or sales. The units’ size will range from 5,011 to 5,884 square feet.

Airfield Park will also have a 2,250-square-foot meeting and event space coupled with a conference room.

“These are not man caves,” Cunningham said.

Seeing demand? The Hangar Group in Riviera Beach is less than 10 miles from where the new Hangar will be. So, why build another?

“I would have never believed that we would build another facility five times the size within 10 miles,” Cunningham said. “And the reason is that we sold out fairly quickly at the original location. And then people started saying, ‘Are you going to build another one?'”

A third of the owners at the existing location in Riviera Beach bought additional storage at the new West Palm Beach location, Cunningham said.

“We’ve established ourselves as kind of a very desirable product in this South Florida market,” he said.

Location? West Palm Beach, on North Railroad Avenue, east of the Florida East Coast Railway between Palm Beach Lakes Boulevard and Quadrille Boulevard by Providencia Park.

What’s planned? Former industrial buildings in West Palm Beach are receiving a facelift with Nora, a mixed-use district intended to transform the area. In the first phase, the 154,000-square-foot project will feature public parks, a plethora of food and drink options from fine dining to casual bites, boutique fitness and wellness centers, lifestyle retail and a social club.

In future phases, Nora will receive about two million square feet of residential and office buildings, along with a 200-key high-end hotel.

For food options, co-developer Ned Grace said Nora will have everything from neighborhood necessities like coffee shops to “ultra high-end fine dining” and everything in between, none of which will be large chain operations.

For retail, Grace said Nora will have gift shops, skincare, haberdashery — a fancy way of saying men’s clothes and accessories — eyeglasses and more.

“Our hope is that someone comes here, enjoys a cocktail before dinner, has dinner, stops in one of the retail stores and then ultimately lives in one of the apartments or is staying in the hotel,” he said.

The idea is to create a pedestrian-oriented environment, which will be achieved through assets such as cobblestone streets and curbless sidewalks.

When will the project be completed? The $1 billion project will be constructed in phases, and the first phase will be completed in late 2024. Grace said the developers will be working on the northern part of the district for the next few years as they determine what elements would be best suited for the area.

For now, the hotel and retail establishments are well underway, he said.

The hotel development is in collaboration with BD Hotels and Sean MacPherson, who is behind some of New York City’s most iconic hotels like The Bowery and Chelsea Hotel.

Seeing demand: Historically, much of West Palm Beach has been fragmented, Grace said.

“You’ve had a lot of one-off retail environments and fragmented ownership in the downtown,” he said. “The ability to curate and control the retail and restaurant environment in this urban location is key to this project.”

Nora also aims to perpetuate the notion that West Palm Beach is more than a vacation spot — it can also be an viable place to settle.

“This really is an environment where people can live, work and play,” Grace said.

Nora is also projected to create more than 1,000 new jobs through the retail, service, hospitality and creative industries.

“Nora will play a vital role in West Palm Beach’s economic and continued cultural resurgence,” Mayor Keith James said in a statement.

The location? Delray Beach, off Atlantic Avenue and Lyons Road

What’s planned? Modern Garden Estates will be a private enclave of 20 multimillion-dollar estate homes, each on up to 2 acres of land. Yosi Gil, one of the developers, said it will likely take about 36 months to complete construction of all 20 estates.

These futuristic homes may feature water and art sculptures, LED lights, fountains and $12 million worth of tropical walkways all inside a secluded garden. Each estate will be about 16,000 square feet, with inside of the homes being at least 6,000 square feet.

The homes are not identical, though. Each homeowner may make their own customizations, such as ceilings as high as 35 feet, and windows as tall as 28 feet — they even have the opportunity to opt for a tennis court, butler service and a glass elevator if desired.

Each estate also includes landscaping, pool and car maintenance, security and underground utilities.

“We’re providing the ultimate privacy at Modern Garden Estates. In fact, you only see each estate when you open the fully landscaped electric security gate to each property. We have thought about every luxurious element customized around you and your needs,” Gil said in a statement.

Four of the homes have sold, three of which are currently under construction, Gil said.

What will the homes cost? Each lot starts at $1.65 million, but then each custom estate starts at $600 per square foot. However, this is only the pre-construction price during the first phase of the project.

Seeing demand: Gil said Delray Beach has become an attractive area for families who want to live in a community that rejects cookie-cutter suburbia, which is why these estates allow homeowners to make so many of their own customizations.

Gil will not stop with these 20 homes, either. He said he plans to build more estates like these in the future.

Delray Beach, like other cities in South Florida, is experiencing a spike in wealthy buyers seeking new or second homes. Luxury townhomes are also on the rise in the area, such as 31 townhomes in Highland Park and a 14-unit luxury condo called Ocean Delray in Delray Beach.

Modern Garden Estates aims to create luxury without sacrificing privacy.

“Whatever we do, we put a lot into it, of personal [touch] to it,” Gil said.
